Villa 15 is located within the 5-star resort in Plai Laem. It has a full Chanote title and is located on the North East side of the island in a quiet location. It is 10 minutes from the airport.

Villa 15 has been owned by my wife and me since new and is in perfect condition. It has been well maintained, regardless of cost. The villa has a plot area of about 600 sq.m. and a built-up area of 180 sq.m with wide terraces overlooking the ocean. A small pool is also included within the villa grounds is about 6m x 4m – beautifully tiled and presented. A covered Sala with cushions etc is also located within the terrace. Gardens surround the very private buildings which are three in number: Bedroom 1 suite with ocean view has a large bathroom as well as outdoor and indoor showers, Bedrooms 2 and 3 in a separate block, both with bathrooms and connecting hallway and bedroom 2 has an ocean view. The LDK (Living, Dining, Kitchen block) is centrally located and has wonderful ocean views beyond the large terrace. The kitchen comprises a fully fitted European kitchen with Smeg appliances, granite tops and, again, is in perfect condition. A laundry room off the kitchen includes a washing machine and dryer.
Outside terrace and garden lighting are very effective during the dark hours. Fully air-conditioned rooms and regularly serviced air-cons.
The villa is fully furnished and ready to live in with everything provided down to bedlinen, cutlery, crockery, etc.

Being included within the 5 star Kanda resort, services are constantly maintained, generator power in the case of main power failures, and, when repairs are needed an engineering team is on hand. A rental program is active in the resort as is up to the owner whether or not he wishes to include his/her villa. We chose not to do that as we were living in the villa.
A restaurant is also included within the resort and owners can dine there with a 20% discount. It is well known in Samui and beyond and is name “Rockpool”.

A 22m swimming pool is also included within the resort facilities, together with a child’s pool and deck area. The beach is private to the resort as it is surrounded by rocks which give ultimate security.
The resort and the villa really have to be seen to be appreciated.

Owner comments :

1. Regarding General Maintenance Charges (GMC) for the Common Areas, I had mentioned that they were around 250K per annum – in fact, my invoice for this year was 288K (incl. VAT) and I have already paid it in advance. That is for all services outside the villa (except for pest control within the villa and in common areas, all of which are included in the GMC). It includes maintenance of all common areas eg buggy paths, buggy service, gardens, resort entrance, and parking, 24-hour security, main swimming pool, and sun area, children’s pool and decking, beach access and cleaning, sewage disposal, stand by generator, common area wi-fi, reception, front office and management costs. The great thing about living in the resort is that maintenance is on-call 24/7 and will attend to anything within the villa at modest charges. They amount to actual costs of parts, labor charge, and a small 20% overhead charge. As I explained to you, the resort is owned by the owners themselves so every Baht earned goes back into the resort.

2. In-villa charges.

They consist of the following:

• Water-based on actual consumption and at a rate of The 86.37 (incl VAT) per cubic meter.
• Electricity = again based on actual consumption and at a rate of THB4.08 (incl VAT) per Kw/hr
• The above rates are actual billed rates plus a 15% charge for overheads and VAT.
• Gardening and pool maintenance – I pay Thb3,000- per month (incl VAT)
• TV and in-villa Wi-Fi – around Thb2,000- per month
• Maid service and deep cleaning services are also available and I can ask the resort for those charges if you require them.
• When in-residence my bills used to amount to about Thb12,000- per month, all-in (without maid service)
